Yes, you should have an inspection. Contrary to popular belief, a home inspection is a tool to help the potential buyer and the seller. Many times when the buyer looks at a house, in 30 to 45 minutes, they fall in love with the looks, the layout, and the features of the house, but they don’t have the chance or knowledge to check for any issues. The buyer thinks $350 to $450 is too much for an inspection. After the paperwork is signed, the house is all theirs, and so is the rusted out water heater, cracked foundation, and the leaking roof! After the first month of new home ownership the water heater leaks out, ruins the drywall and floods the ductwork. $30 thousand dollars in repairs and they still have a cracked foundation and a leaking roof! Do you see where this story is going? A thorough home inspection could have informed the buyer that the water heater needed replaced and possibly prevented this situation.
